What an amazing stay! The flat is so spacious (about 70m2) but cozy at the same time, and on top of that there is a fireplace in the living room.
The location is great, in front of the castle and 10min walk from the historical center. There are a lot of restaurants close by and bus/tram stations.

Second stay here which speaks for itself. Cannot fault the apartment or the staff.

Lovely short stay. Lift was out of order but that was fine for us. Staff are so friendly! Great location right in the centre near the Christmas market, gallery etc.
would have been 5 stars but it was a tad pricey - probably due to booking all through third party sites which is our fault I admit.

I booked a surprise trip for my boyfriend's birthday and didn't know which hotel to pick as it was our first time in Edinburgh in a while, and I am so grateful that I picked the Rutland as it was better than I could have imagined! I rang the hotel to ask if there was anything they could do to make the birthday trip more special, and the hotel certainly delivered by upgrading us to an apartment, which was beautifully decorated, comfortable and all around amazing. The hotel catered to our every need, let us leave our bags at the reception until our room was ready and until we were ready to leave in the afternoon as check out was 11am. The location was central and only a 10 minute walk from the Christmas Markets and was essentially on Princes Street so shopping was close. Everything was perfect and exceeded expectations, and my boyfriend had the best birthday ever thanks to the Rutland.

Upgraded from a hotel room to a luxury apartment. This was simply the best place I have stayed in Edinburgh. Everything was perfect. Beautifully decorated. Finished to the highest standards. Everything you could need for a memorable stay.

The top floor apartment #4 is absolutely wonderful! Spacious and with fine aesthetics that combines modern with traditional Scottish lines in a perfect balance and fits four adults very comfortably. The bathroom is spacious and all plumbing/shower fixtures are high functional. The heat is excellent. Cleaning services are top and all linens are great. The only issue is that there are two-floor stairs and no elevator, so be aware of the number of luggage that you’ll get with you. The reception staff happily carried all our luggage upstairs though! Also, the location is great.
In short, it’s definitely a value for money accommodation!

My hubby and I have just stayed in Apartment 19/2 which surpassed our expectations! Beautiful, comfortable apartment with huge high-ceiling rooms. Everything was very classy including the crockery. The bathroom was also extremely spacious with plenty of hot water. Location was great for pubs, restaurants, trains, the tram and the castle. I highly recommend the Rutland Apartments.

This was my second time for calling at The Kyloe Restaurant for a meal despite steaks not being my first choice of foods. The sides of bone marrow gravy and beef dripping chips certainly added to my enjoyment of the meal.
As previously, the service was good ????.
I think I sat at the same table as before with a good view of the major side road opposite the place.
Despite having a lot of tables the service timing isn't bad and there is no loud music overpowering conversations.
Treating myself, I opted for the Glengoyne 21 y.o. malt. I once visited their distillery and treasure the memory.
As I said, not the ideal place for me but I can recommend it highly.
If I am in that area again, I can check their menu and hope that I can have a great meal and avoid the steaks. This is a personal choice of mine developed over many years and not influenced by The Kyloe. Their charcuterie is to be recommended.
I look forward to getting a chance to treat myself there again.

Superbe appartement réservé dans cet établissement qui propose également des chambres d’hôtel. L’établissement est situé dans un quartier très agréable, animé tout en étant au calme. Idéalement situé pour découvrir Édimbourg et ses principales attractions touristiques. Notre appartement était immense, décoré avec beaucoup de goût. Literie confortable, salle de bain magnifique avec baignoire et douche, salon avec cuisine ouverte et toilettes séparées. Superbe ! Nous avons pris le petit-déjeuner au bar de l’hôtel qui se situe juste au coin de la rue et nous nous sommes régalés ! Très bon accueil du manager et de son équipe, gentils et professionnels à la fois.

An amazing location and on the date we wanted it was cheaper than the travelodge And this place has ghd hair straighteners
The hotel is fab, located at the west end top of princess street. There are lots of bars and eating places near by
The room we had was huge. A very large bed, good mirrors and good amenities lots of Arran aromatic products to use and it smelt fab
On arrival our room wasn’t ready so we were treated to a drink at the Huxley next door.
I wish I’d checked the drawers on arrival as I’d of know about the ghd’s hair dryer and strainers that are in the room. The shower in our room was also amazing, powerful and really hot too. They also have a nesspresso coffee machine with pods, a kettle and proper milk!
The only issue I had was that the pillows were too flat and had a strange plastic bit inside for the zip
